Welcome to the web site of Ludlow Maintenance Commission (LMC), the incorporated homeowners' association of the North Bay area of Port Ludlow, Washington. We represent the interests of 1090 lot and condominium owners and manage the common assets, including the Beach Club, with both indoor and outdoor pools, tennis and squash courts, exercise room and meeting rooms. Located at Kehele Park are additional tennis courts, BBQ area and children's playground. LMC also manages over 40 acres of greenbelts in our community.

This site is intended to provide information about the LMC, its organization and operations. We will also use it to keep our members up to date on events and activities.

Review of Regulation II, Article I, (3) Trees and Views on Private Property – After struggling to enforce the Trees and Views Regulations for over two years, it has become apparent to LMC board and Architectural Control Committee (ACC) members that some refinement of language in this Regulation is needed. To allow for clear and consistent enforcement, the regulation needs to address a number of issues, including:

· Defining which trees are protected as a “scattering of tall evergreens”,

· Identifying how to assess the impact various sizes and species of trees have on storm water absorption and erosion control,

· Clarifying how the LMC regulations interface with the county's Critical Areas Ordinance and the State's Shoreline Management Act, and

· How the current regulation should be applied to vegetation that was planted or allowed to grow in compliance with the regulations that were in effect at the time.

· Other consideration may be raised in discussion.

At the recommendation of the ACC, at the August 8, LMC Board of Trustees Regular Board Meeting the trustees voted to place a temporary moratorium on the decisions by ACC with regard to ruling on View Obstruction Relief Requests until the January 2010 board meeting.

At the January 9, 2010 LMC Board of Trustees meeting the Board voted to accept the proposed changes to the LMC Regulations as a First Reading and forward the DRAFT document to the LMC Covenants and Regulations Committee for their review and input. The Board also voted to extend the temporary moratorium. In the Announcement box on this page a PDF version of the DRAFT Regulation and the ACC's Research Information is available.
